I am an FAA-certified drone pilot which is helpful for buyers and sellers alike. I have the best Samsung phone available**, assisting virtual showings for buyers I represent and sellers I represent who have buyers come to the property unrepresented.
I have access to REIN MLS, CBRAR MLS, CVR MLS, & Williamsburg MLS, giving buyers and sellers alike maximal coverage throughout a large area of SE VA. Maximal exposure gives sellers I represent more buyer coverage, with around 90% of buyers using buyer's agents, with agents often feeding buyers listing leads. More buyers & better exposure means statistically higher prices. For buyers I represent, my MLS coverage can mean the difference between finding out too late that a home was already under contract by the time it reached Zillow, and getting in and getting under contract yourself with me before it hits Zillow.

What I Offer to Buyers:
Many buyers are looking for down payment assistance and other resources to help them qualify & save. My list of programs to help you save is so comprehensive that I offer $1000 to anyone who can show me a more comprehensive list without copying mine. These programs include literally half off homes, no down payment loans up to $2,000,000, a program to buy where "credit score (is) not considered", $40,000 in down payment assistance, 0% interest loans, 38 year loans, and otherwise.
When representing buyers, I've successfully helped buyers to purchase homes as much as $49k below list price. On the other extreme, I've helped buyers win in an 8 offer scenario on the same home without going too far above the next highest offer.
In setting up a search for buyers, I help buyers eliminate a number of properties that they wouldn't consider by being more thorough in my search criteria than most agents. I have spent dozens of hours on search templates I've developed over time when most agents simply weren't willing to put in the time for it. After narrowing things done in a search, I equip buyers with a high volume of resources regarding the search itself, integrated into my signature field for searches, such as when to buy, search optimization, MLS search vs public websites, how to expedite the time from a property hitting the market to performing a showing, how I can help beyond the search, & more. Prior to ever finding a property to go see, buyer clients of mine have access to the most comprehensive offer questions template I'm aware of (I would be surprised if a more comprehensive & resource linked option was available in Hampton Roads) that I authored, helping them to learn about the offer form and even include some general preferences before even having a property in mind. I also provide buyers I work with a similarly very comprehensive checklist for comparing properties, that also is full of linked resources.

While many buyer's agents seek to point out primarily positives, in my review feedback, most homes have more negatives than positives that I share with buyers that I represent. When one agent was recently shadowing me, and I asked him how the number of negatives that I pointed out compared with other agents, he said that I pointed out far more, and was like a cross between a home inspector and an agent. While I'm certainly not certified as a home inspector, it's important for buyers to hear both negatives and positives regarding many things within and outside of the scope of what a home inspector would cover. By having the most powerful flashlight sold, a ladder to access attics with scuttle access only, and a wide variety of other gadgets/tools & even digital resources to help my property searches that most agents simply don't invest in, I can reduce the number of items that will come as a surprise during the home inspection process and reduce the likelihood that the buyers I represent waste money on homes that they would ultimately get out of contract with due to the home inspection.
What I Offer to Sellers:
My marketing is so effective that I would like to describe an exemplary listing where I received an offer $40,000 higher than the closed price of another agent. On that occasion, a listing of mine had 3 offers while I listed it. The seller went against my advice and rejected the highest offer. Shortly after they listed with another Realtor, convinced that I was not marketing the property enough despite marketing efforts that far exceeded that of a typical listing, likely in the top 5% of active marketing for homes. A year later, it sold through that other agent, one of the top agents in VA, for $40,000 less than the offer that they had rejected while I was the listing agent that I recommended that they not reject.
Virtual tours, professional photography, & aerial photography come standard with my listings. Not only that, because of my artistic eye, time in the marketing department, & experience, I sometimes encounter pictures that the photographer didn't capture when they should have, & make sure they are included.
Buyers are often turned off by a wide variety of items in a home, and prior to listing a property, I will be able to go through and inspect your home more thoroughly than a typical listing agent would in order to show you cost-effective ways of repairs/improvements to maximize your net profits if you are not looking at an as-is scenario. Even as a buyers agent I encounter problems that the listing agent simply wasn't thorough enough to notice as being a major issue. For instance, at the time of this writing, I recently identified a home as 6 years older than it was listed as (by identifying the year of the water heater in a location difficult to access in the attic) & having significant moisture damage underneath the carpet of the 1st floor that the listing agent was unaware of because even as a buyers agent doing a showing with buyers, I am more detail-oriented than most. When representing a seller, I am even more thorough. Because of that, I can point out ways to improve the sale whether through contracted work or DIY items that in some cases cost you only your time & cleaning products.
